New Construction

Coordinating with the architect and builder, we create a comprehensive plan encompassing the site’s design, from roof timbers to bath tile, from cedar shakes to plush sofas. In the final analysis, we firmly believe that a structure’s function and aesthetics must be considered holistically for a superlative result.

We focus on our client’s vision for how they will experience their new space. We create a mood/story concept that expresses the attitudes and values of our clients. Once construction is underway, we provide ongoing design direction focusing on form, function, and all things decorative.

Renovations & Additions

When non-structural/non-seismic alternations of existing buildings are the order of the day, we collaborate closely with all engineering and construction professionals to re-envision space. Further, we work to extend existing structures with additions, allowing us to create adjacent rooms and buildings programmed to address our client’s changing needs.

Our ultimate goal is to marshal resources effectively with clear benchmarks in mind so that our expertise in interior spaces and environmental psychology allows us to realize habitats that enrich the lives of our clients.

Interior Refresh & Design

Adopting a new color scheme; sourcing furnishings to create an invigorated floorplan; reimagining a child’s room as a library or office: These are just some ways we design fresh new tableaux within an existing home. To these ends and more, we select new finishes, upholstered pieces, case goods, textiles, floor coverings, accessories, and art in close consultation with our clients.

Once final selections are made, we work with our exemplary vendors to ensure the highest quality products and furnishings are manufactured and delivered in a timely fashion.

Pedro Lima Interiors places a premium on collaboration and is always looking for opportunities to engage with other industry professionals that might be looking for an interior design specialist. We pride ourselves on our ability to develop interior architectural detailing, planning, and finishing, emphasizing the best value and most appropriate options for each application.

We find these collaborative projects stimulating when developing branded environmental strategies for one-of-a-kind boutique commercial projects, such as corporate offices/showrooms, hospitality and entertainment spaces, and healthcare or institutional facilities.

Installation and Styling

The curation and placement of meaningful, client-specific accessories and artwork is a critical finishing phase of any design project. But it can also be a stand-alone service when a client wants to refresh a room, rearrange a growing collection, or when the calendar advances to seasonal decorating. Our goal is to exceed our client’s aesthetic expectations.

To that end, we work closely with our patrons to identify critical elements–new draperies and toss pillows, artworks, porcelains or houseplants, Christmas trimming or party decorations–to create thoughtfully considered, successful rooms that reflect their lifestyle.

Design Process

Discovery Call

20-30 minute call to discuss project parameters and needs analysis. We will discuss how Pedro Lima Interiors can best assist in the project. If the client feels that PLI would be a good fit for their project, we send an electronic invoice for the design consultation fee and schedule a time to meet.

Design Consultation

The design consultation is conducted after the design consultation fee has been collected, and is usually a 1-2 hour design consultation to meet the client and see the space in person. This is where we will discuss the project parameters in detail and outline a plan of action for how we will proceed in working together. The timeline, scope of work, and budget will be discussed as well as the process in working with Pedro Lima Interiors. A working agreement will be created between PLI and the client before proceeding to the schematic design phase.

Schematic Design Package

Schematic design packages are created based on the unique needs of each client, project, and budget. Once the agreement and retainer has been received, PLI will conduct a thorough site survey of the space and document the existing conditions. Initial plans, sketches, and concepts will be created and presented to the client for review, and after several rounds of refinement the plan should be firmed up, with the selections complete for the project.

Design Development and Construction Documentation

Depending on the complexity of the project, this is where any construction documentation is created or custom cabinetry and millwork or furniture is refined and documented, being prepared for the drawings to go out to bid.

Project Administration

This phase involves the purchasing and follow through from the time the orders are placed to the time the project is installed.

Installation and Post-Installation Styling

Supervision of all deliveries and installations is a must, and quality control is of the utmost importance as the project is installed. Styling is also done once the room is ready for accessories and artwork to be brought in. We work closely with the homeowner to bring in personalized and unique things that add to the overall vision and bring the homeowner joy.
